What Placio does
Property listings tell you about the building — bedrooms, bathrooms, price. They don't tell you about the neighbourhood. Which government school is your child actually zoned for? How frequent is the nearest tram? Is the area getting a new train station? What's the crime rate for the local government area?
Suburb-level averages don't cut it. Two houses 500 metres apart can be in different school catchment zones, served by different tram routes, and subject to different planning overlays. Placio goes down to the address level — the only level that actually matters when you're choosing where to live.
We combine data from six major sources to build a complete picture of what it's like to live at a specific address: public transport, schools, demographics, safety, planning, and local amenities like cafés and parks.
Data sources
Public Transport Victoria (PTV)
Real timetable data for tram, train, metro and bus services across Melbourne. We calculate the peak-hour frequency for every stop within walking distance of your address.
ACARA Schools Data
Australian Curriculum, Assessment and Reporting Authority data for every school in Victoria — including ICSEA scores, school type, sector, and exact location.
ABS Census 2021
Demographic data at SA1 level — median age, income, owner/renter split, household composition. Much more granular than suburb averages.
Crime Statistics Agency Victoria
Official offence rates per 100,000 population at the LGA level. Covers all offence categories from the most recent annual reporting period.
VicPlan Planning Overlays
Victorian planning scheme data including heritage overlays, flood zones, and major infrastructure projects that could affect property values or livability.
OpenStreetMap
Cafés, restaurants, parks, supermarkets and other amenities — crowd-sourced and continuously updated for accuracy.
